The Hemming Village Office and Retail Building, built for Hemming Properties, includes the new construction of a 45,000 SF professional office and retail building. The new facility serves multiple tenants and provides additional retail near the BYU-Idaho camups. The commercial building was constructed of a steel structure with extensive use of glass, rock and exposed steel on the exterior. The project also features a pedestrian friendly design, and ocupant friendly HVAC system. As part of the project, Headwaters built-out much of the office spaces and many tenant improvements for individual retail tenants. The building location posed many challenges including limited project boundaries, surrounding student housing, and zero right-of-way setback from the street. These challenges were mitigated through constant communication with the client, architect, tenants, and surrounding students and community members.
